Please read these Terms & Conditions carefully.
Your booking and payment for a holiday constitutes acceptance of them.
CONTRACT
This contract for a short-term holiday rental shall be made between the client (you) and Mrs.Linda Cox, subject to the following booking conditions: -
PAYMENT
A deposit of 20% of the accommodation cost is payable on booking to secure the lodge. The balance of the rental plus a refundable damage contingency payment of £150 is required 6 weeks prior to arrival. For bookings made less than 6 weeks in advance, the total amount is payable immediately. Payment can be made securely with your debit/credit card (using Stripe) or BACS transfer to our bank account. Details will be given on confirmation of holiday.
CANCELLATION
It is strongly advised that you take out holiday insurance as soon as you book.
Your deposit is non-refundable after 14 days unless we can re-let the lodge. Cancellations made less than 4 weeks prior to the booked start date will incur 50% of the total holiday cost unless a rebooking can be secured. Cancellations made less than 2 weeks prior to the booked start date will incur 100% of the total holiday cost unless a rebooking can be secured. Whilst every effort will be made to re-let the property, this is not always achievable. By making the 20% deposit payment it is deemed that you have read and agreed to the Terms and Conditions herein.
Upon receipt of notice of cancellation we will seek to re-let the property for the whole period of the booking. If we succeed in re-letting the property for the whole period we shall refund all the monies paid less an administrative charge of £20.00 per booking. If we only succeed in re-letting the property for part of the period booked it shall refund an amount equal to the monies paid less (1) the rental for the period that is not re-let and (2) an administrative charge of £20.00 per booking. If we are unable to re-let the property before the final payment is due, the client still remains liable for the final payment on the due date as indicated in the payment section. If we are successful in re-letting the property for the whole or part of the period of the booking after the client has made the final payment, the client will be reimbursed in accordance with the refund conditions above.
PERIOD OF HIRE
Rentals commence at 4.00pm on arrival day and terminate at 11.00am on the day of departure.
NUMBER OF GUESTS
The number of persons occupying the lodge must not exceed six. Children over the age of 2, not sleeping in a travel cot, count towards the total number of guests. All guests agree to respect the privacy and peace of all other guests and neighbours at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance/nuisance to other guests and neighbours.
COMPLAINTS
Your stay at Liming Lodge should be an enjoyable break. Nevertheless, should you have cause for complaint, please advise us immediately, as it is difficult to investigate complaints of any nature once a client has returned home. Regrettably, therefore, it is unlikely that complaints can be accepted and investigated at the end of the hiring period or after the client has departed.
CARE OF PROPERTY
The client shall take all reasonable and proper care of the property and its contents, furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same truly clean and tidy condition at the end of the hire period as at the beginning (bins emptied, dishes washed and put away, oven clean, bbq clean etc). Although the client will not be charged for minor breakages (e.g. glasses), the client is responsible for all damage or breakages. Please advise us of any damage or breakage as soon as possible to enable us to put it right before the next guests. We reserve the right to charge from the £150 damage contingency payment for any major breakages or for any additional cleaning that may be required if the lodge is not left in a clean state.
SMOKING POLICY
Clients are reminded that the lodge is non-smoking.
OUR DUTY OF CARE
In the event of a breakdown, a repair/replacement shall be found/fitted within 48 hours where possible. We cannot be held liable for a breakdown of any facility which is beyond reasonable control (e.g. breakdown or failure of any electrical equipment, facility or plumbing) or from any misuse or negligence of the client using our equipment or facilities resulting in loss, injury or accident.
PARKING
Free off-road parking is provided adjacent to the lodge. Parking is entirely at the client’s own risk and no liability is accepted for any loss, damage or injury howsoever caused. The nearest charging point for electric cars is Tesco, Cirencester. EV Charging from the lodge via trailing leads is strictly not allowed for health and safety reasons and will invalidate the insurance.
PETS
Pets are accepted by prior arrangement provided that they have their own sleeping bed and are not left unattended in the property. They must be house trained, well behaved and kept off the soft furnishings and beds. All dogs must be kept on a leash when on-site to protect the abundant wildlife.
PERSONAL INJURY & LOSS OF CLIENT PROPERTY
The client or members of his/her party cannot hold us responsible for injury sustained or the loss or damage to any belongings during their stay at Liming Lodge. We accept no liability for accident, injury, loss or damage sustained by any clients, their family, visitors, animals, vehicles or personal effects however caused.
RIGHT OF ENTRY
We reserve the right to enter Liming Lodge at any reasonable time for purposes of inspection or to carry out necessary repairs or maintenance.
OUR RIGHT TO REFUSE
We reserve the right to refuse any booking and in exceptional circumstances, to cancel, modify or alter arrangements made for the client. We reserve the right not to accept a booking or refuse entry if any of the booking conditions are not met, and to order any unauthorised person off the premises. No stag or hen parties are allowed within the site.
CIRCUMSTANCES BEYOND OUR CONTROL
If for any reason the lodge is not available or has been rendered unsuitable for holiday letting (e.g. water damage/fire damage) on the date booked, we will attempt to find alternative accommodation or offer a refund of all monies paid by the client. There shall be no further claim against us
